Meyer Design, Inc. spearheaded the Interior Design and managed the LEED Corporate Interiors certification process for this confidential client's new regional headquarters.

Energized and committed to creating a great environment for its employees, the client decided to design this new headquarters according to the US Green Building Council's LEED rating system. The Philadelphia office will be the client's first LEED-CI (Corporate Interiors) certified office space in North America, when the certification process is completed at the end of 2008.

LEED Design highlights of the new space include: the use of regional materials that contain recycled content, low emitting materials, reduced water consumption through the use of low flow fixtures as well as reduced energy consumption through the use of efficient lighting fixtures and lighting controls.

Additionally, the client is implementing a comprehensive Ergonomic Program to benefit employees and an Outreach Program to educate current and prospective employees, visitors and guests on the sustainable aspects of the leased space.

"We (Meyer) presented to the client the financial and environmental benefits of Sustainable Design and gave them real-world examples from previous Meyer clients."

Project Highlights
The client's new 2008 design standards for furniture, finishes, workspace layouts and private offices now incorporate Sustainable Design principles. This 120,000 SF space includes reception areas, elevator lobbies, a boardroom, a new central LAN/IT room with satellite closets on each floor, a lunchroom, a high-density file room, a training room, mailroom, pantries (including space provided for recycling) and copy rooms.

The boardroom features seating for 50 people and a 100" plasma screen with teleconferencing capabilities and rearview projection, as well as a food servery area.

A communicating stair for the middle 3 floors was highlighted with a glass enclosure to connect the executive and reception areas with the staff on the floors below. These large glass enclosures add a contemporary design element while also allowing more natural light into the space. Meyer incorporated curved floating soffits in the reception area to add more contemporary flair to the space.

The Meyer Team worked with the client throughout the schematic design phase of the project to analyze and determine the most efficient adjacencies for all 50 departments. Properly locating the large high-density file room and other specialty rooms was a major driver in developing optimal departmental adjacency requirements.
